What manufactured cars run off of biodiesel or ethanol?
Q. I am looking to buy a car that runs off of biodiesel and ethanol, but I'm having problems finding what cars are out there. I want them made this year and not personally converted, manufactured that way. Can anyone give me a list of what manufactured cars run off of one or the other alternative fuel listed?

A. Any diesel engine should run on biodiesel, however, it is not a good idea to put ethanol into your diesel engine because it won't run and if mixed with diesel it will substantially reduce the flashpoint of the fuel which creates a significant safety hazard (think boom :) For ethanol in a gasoline powered vehicle, you are probably already using E10 (gasoline blended with up to 10 percent ethanol by volume). If you would like to use higher blend levels or E85 (85 percent ethanol, 15 percent gasoline), then you are going to need to purchase a flexable-fuel vehicle (or FFVs). Most domestic car companies produce a number of models that are FFVs, but foreign manufacturers do not really produce many models in the US (for example, Toyota only… [cont.]

How much would it cost to move a Manufactured Home to an existing homesite?
Q. We are looking at property for sale with an older manufactured home on it, we are wondering how much it would cost to move another MH to this site? We are looking at used MH's for sale within about 20 miles. We are in Oregon and could buy a new manufactured home for around $50k, but I don't know if this includes all costs of setup. If anyone has experience with this, or any ideas where to look for informaton, that would be greatly appreciated! Thanks!

A. This will be in 2 parts. Number 1,if this is a single-wide manufactured home, it will be easy to move if the tongue and axles are still intact. they will put the wheels on it and move it down the road. They will need the title to legally take it on the highway as it is a vehicle. In our area, this cost around $1,500 and that includes hooking the electric,water and sewer,as long as the taps are ready to go. Number 2 is a double-wide. These have to be taken apart and re-axled and the tongue installed.you will also need the titles to move them. This a large job because the roof, marriage walls and siding have to be removed in several areas and then sealed so it doesn't take the rest of it off going down the road. A. To have a mortgage loan you must have land involved, so no trailer park rentals. Lender's are not fond of mobile homes because they lose value - unlike a stick-built home which will appreciate in value. You are unlikely to find 100% financing for a mobile home. 90% or less is the norm and that is with good credit. Your interest rate will be higher as well. If you are buying this as an investment (in your own future-not as an investment property) you should look into a modular home. Anything but a mobile. You won't get out what you put into a mobile. That said, there are some very nice mobile homes out there.

A. Smallpox isn't wiped out as in wiped out of existence off the face of the earth. It still exists, in the CDC laboratories, in freezers. They also keep stores of vaccine, and in 2000 contracted with a lab to produce additional stores of it. The virus is used to produce the vaccine, not cowpox or any other type of "pox". Cowpox infections offer future resistance to smallpox, but doesn't confer immunity- so the small pox vaccination would still be needed if there were an outbreak.

How can I make the crawl space under my Manufactured Home more "crawl friendly"?
Q. I own a Manufactured Home on permanent foundation. I have approximately 18" or less crawl space under my home. It's pretty critter-free but I am more concerned about just the room/space available to maneuver and crawling around on the dirt when I need to do various maintenance under the home. Does anyone have a tip they use for themselves? I don't have the extra $ to hire for maintenance otherwise that would be my first choice.

A. rolling thick poly vapor barrier is a wonderful idea, but could be fairly difficult to install AFTER the fact. pieceing together chunks of plywood or OSB is the best way i've found. i also wear knee pads. i bring a long drop-sheet, and poly for different instances. a tarp has also been used in the past... i do a fair amount of work under trailers and modular homes, and unfortunately, there isn't an easy fix to this. whatever you use, make sure it's THIN, STRONG, and more comfortable than the rocks/dirt below!

Q. We are thinking about buying a manufactured home set on a foundation. When looking at the house for the first time the owner showed us these gaps (max 1/4in) in the interior walls and ceilings of the home. He says they completely seal up in the summer time and are unnoticeable. Do I need to be worried about this when buying the home, and is there some sort of permanant fix?

Not that I like manufacture homes myself but the owner is correct expansion is required for these homes and should not be wider than 1/4" for natrual expansion and contraction Concrete, wood, cmu block all these houses or buildings have expansion controll. I do inspection for commercial buildings and if there not in its a problem. This allows for the material to breath. If you look in your lowes or home depot or any expose block building you will see a cap between wall expansion for this very reason. Concrete floor will be section out or saw cut for natrual expansion and contraction to prevent any structural damge. And the reason you dont see this in other homes is they are built onsite and are concealed at that point buy siding etc.

A. No difference by definition. A molecule is the same molecule no matter how it was made. As a practical matter, synthesizing molecules that are normally produced biologically is not always easy. The exact way to do it may not have been discovered yet, in which case you might end up synthesizing something close, but not exact (but then, they would be considered different molecules--their origins would be irrelevant). Even if you can synthesize the exact molecule, there is usually an issue of yield (you didn't just synthesize that molecule, but you also made lots of side products and incorrect isomers).

Q. This concerns organic chemistry. Certain vitamins occur naturally and have a complex configuration of Carbon oxygen hydrogen, Nitrogen, Chlorine, flourine, and may be some rare elements also. I believe that when these Vitamins are manufactured, by chemically combining the constituting Elements, quite a number of elements are left out, but the final product still resembles to a great extent to the natural product. Can any knowledgeable Chemist/ Pharmacist/Scientist give a reply?

what is avg life expectancy of manufactured housing? Is there ever appreciation on these?
Q. looking at real estate which has mobile home - or as it is now called - manufactured housing - I don't think there is much value for the house? Am I wrong?

A. Well that depends on whether it's a manufactured home or a trailer (mobile home). The older trailer style homes don't appreciate, they depreciate. The newer (built in a factory) manufactured homes are actually built with most of the same material used to build on site homes, as a matter of fact some manufactured homes have the exterior walls built using much stronger 2x6 framing whereas on site homes use 2x4 exterior framing. Unlike a mobile home, a manufactured home DOES appreciate in value, not quite the rate of a on site home will, but they do appreciate. With proper maintenance there is no reason for it to last any less, than a built on site home, built with the same material. Hope this was helpful, ;-)

How do you refinance an upside down mortgage for a manufactured home?
Q. My husband and I bought a manufactured home back in 2001. Unfortunately, we were very inexperienced and did not understand that having money down at closing was so important. At the time, we also had bad credit, but the dealer was determined to sign us. We ended up buying down 7 points and rolling it into the cost of the loan along with the other closing costs in order to lower our interest rate into something we could afford. It was lowered from 12.5% to 10.75%. We have always made timely payments for the last 6 years, but would like to refinance to get the incredibly high interest rate down. Our current lender says that 10.75% is their lowest rate, and our credit union won't finance due to the negative equity. The house is… [cont.]

A. The highest LTV you're going to get on manufactured right now is about 90%, and that's even if you can find a bank to do it, because they've been avoiding manufactured like the Plague lately. Reason being is that property values are on a down trend, and the first properties to drop in value are mobile and manufactured homes.
