Where can I buy fixtures and fittings for mobile homes, caravans etc?
Q. There must be specialist places in the UK that sell furntiure, fixtures and fittings for caravans and mobile homes that are designed to be fitted in a moving vehicle to prevent breakages etc. can anyone advise me as to where I could find these things online?

Yes there are plenty, I bought a static caravan on a park, the previous owners had taken a single bed out of one of the bedrooms , leaving just one bed in that particular room, making a bed up and making sure it was immovable was no problem, and dirt cheap, the problem was the mattress, I thought maybe a fiver for good thick foam would do the job, the price for 4" foam was unbelievable!! Then I saw an ad' in a local paper, it was a caravan breakers yard, I paid a visit, every thing you could wish for, I got what I needed for 3, had a wander around it was a little gold mine. Try 'caravan breakers UK' onto your search engine, and good luck. You will of course need to find the wall studs in your van to screw these into but that's… [cont.]

Is there a pet door that is made for mobile homes?

A. Any pet door should fit. Some doors require a bit of extra framing around the pet door. Any hardware store will have the necessary framing wood. :)

How can I buy mobile homes from FEMA?
Q. There are thousands of mobile homes that FEMA purchased for hurricane katrina relief sitting at an airport in Hope, AR. It looks as though they will not be able to use many of these homes. A. I'm a glassblower...not that i could use it as raw material...but once I had a lot of broken windows to dispose of, and I melted them down to a large sculpture. Possibly a mold in a furnace/kiln. Call the corning museum of glass...they may have a better idea, or details on making that work.

Do mobile homes/manufactured homes increase in value if on a permanent foundation and titled with land?
Q. We're house hunting and on a very tight budget- under 100,000. We DO NOT want to live in a city, despite is being cheaper and we are REALLY not big on townhouses/row homes. There are two properties we have been looking at - One is is in a beautiful area where the land itself would SURELY go up in value over time. It is a single wide mobile home with a stick build permanent addition. This one does not currently have a permanent foundation but we would add one in time if we purchased this. The second one I'm not sure if it considered a mobile or manufactured home. A. The bottom line is figuring out if it is a manufactured house or a mobile. Mobile homes lower in value no matter what the circumstances of how it is deeded or affixed, but the land it rests on could appreciate. Manufactured/modular/stic k houses last much longer and CAN and often do appreciate with the property it is attached to. Ultimately a home inspection will tell which type it is.

A. Unless there are CC&R's on the the property you purchase dictating otherwise, the law states that you may place a manufactured home anywhere - as long as it fits into the area. That means you may need curbs, a cement driveway and sidewalks, larger eaves, attached garage, covered porch, etc. You can hook up to public utilities if they are provided to the lot. The best thing to do is put the lot in escrow contingent upon 1) site improvement costs 2) placement of manufactured home 3) perk and mantle test if a septic is needed. Then, have a reputable mfg'ed home dealer check it out. Never buy without first having a contractor look at the site. Good luck!

Can anyone provide examples of creative/attractive mobile homes?
Q. I'm saving up to buy a homestead. I want a few acres and a house. The most affordable options seem to often feature a mobile/modular home. The problem is that they are frequently hideous. I'm pretty creative and have thought about dressing up the outside to make it somewhat attractive. Searching online I couldn't really find any examples of other people who've done this. If anyone could provide examples of modified mobile homes I would really love to see them to maybe get some ideas. Thanks a bunch.

A. I would check out for prefab micro housing. They start with a basic model that you can adapt, but it is a starting place that is unique. Or if there is already something in place, you can expand living space with these: You could attach a sunhouse: The only way I found to 'dress up' the outside of a hideous mobile is with judicious plantings and arbors which soften the impact. Also, use one side of the mobile as a back for a greenhouse, and make your entrance through it.

A. Usually land beneath a mobile home belongs to a mobile home park. You do not own it and therefore do not have to pay real estate taxes on it. However, you could just buy an empty plot of land and put up a mobile home on it...in which case you would own the land. When you buy a house you usually own the land...but I am not sure about condos, I don't think you own the land then, but maybe you own a piece of it.

A. Expect 1200-1500, but finding one without a trailer will be next to impossible. Also finding a park that is not senior only will be hard. You might have to buy an existing trailer and replace it. I do not live in a trailer park, but I know enough people invested in them to know what is going on.

How quickly do mobile homes depreciate in value?
Q. I'm considering purchasing a mobile home in the Sunnyvale, CA area, but I don't want to make a bad financial decision. I currently pay $1555.00 a month for rent, and my thinking is that if I bought a mobile home I could pay about $800 in space rent and about $700 a month in a mortgate payment. So I would spend abou the same on living expenses, but in the end I would own something. The problem would be if the mobile home depreciated in value faster than the balance of my loan decreased. Some other related questions might be: How many years would I have to live in the mobile home to make it worthwhile? Would it be better to buy a newer or older mobile home? Is there anything else I should take into consideration?

A. I don't think you can think of a mobile home as an investment, and if you aren't really saving any money I don't think it would really be worth it. It's one thing if you own the land the mobile home is on, but to just own the mobile home, I just don't see the value. I would think it would probably be best to buy an old mobile home (so that you can save money on the mortgage and the space rent), and put the money you are saving in a bank account and use it later as a down payment on a house or at least a down payment on land. You will probably be better off. Good luck.

A. They won't, BUT the value of the lot it is on may. You are mostly paying for the right to rent the lot it sits on, there is no way you could find a mobile home worth that much.

A. The only place that I would invest in a mobile home park would be in a resort area like Florida. You can buy one and do seasonal rentals. Some people opt to lease a mobile home unit rather than a condo for vacations and etc. because it is less expensive. Otherwise, I would never invest in a mobile home.

A. I don't know about on the road, but you can only have one on your own property for a certain number of months in the year - I think it is three - without planning permission. Ask your local gardai to check it out, and your council will be able to tell you what their regulations are.

A. I live in a manufactured home. I have total electric, and water, and I don't pay half the bills that the brick built homes have. They are easy to care for. Plus the taxes are lower. I would not move into a regular house. The only down fall would be getting hit by a twister. That's what's insurance is for.

A. This is a question only you can answer. Shop around, ask people, decide how much you want to spend, and the extras you want. They are all pretty much the same. The best thing to remember is you get exactly what you pay for. More importantly. check out the service performance. Even the best homes will have problems. The service department should be able to repair even the worst without problems.
